Bi-State Realty & Appraisals

Bi-State was formed in 2001 as Bi-State Appraisals by Tricia Storandt, Certified General Appraiser.  In 2006, Tricia expanded the business to include real estate, and thus, Bi-State Realty & Appraisals was born.

We have a well-trained, experienced staff that includes the Broker/Owner- Tricia Storandt;  Realtor-Karla Frank-Anderson; Realtor-Melissa Sample, Real Estate/Appraisal Assistant-Jody Peterson; and WI licensed Appraiser-Karee Dunham.

We offer a wide range of appraisals including single-family, vacant land, multi-family, commercial, industrial and condemnation.

We also offer a wide range of real estate packages from MLS-Only to full service.  These are described as follows:

 

FULL SERVICE

In addition to the features of the MLS-only option, we will provide the following services:

  • Market analysis of your property.
  • Open houses.
  • Coordinate all showings.
  • Advertise open houses through the La Crosse Tribune open house directory.
  • Provide Special Feature sheets.
  • Hold your property open for Realtor tour.
  • Advertise your home for sale in the following print publications:

  • Negotiate, prepare and present offers, counter offers and other documents.
  • Coordinate inspections.
  • Prepare closing statement.
  • Order pay-offs.
  • Order final meter readings.
  • Arrange for the preparation of the deed and transfer.
  • Coordinate and attend closing.

PLEASE NOTE THAT THE $350 MLS-ONLY FEE (See Below) IS CREDITED IF THIS OPTION IS SUBSEQUENTLY TAKEN.

MLS-Only $350 Option

Bi-State Realty is a FULL Service Brokerage that also offers an MLS only service for the seller that is familiar with the home selling process and is comfortable negotiating the terms of a real estate purchase agreement.

This is a great marketing tool to get your home exposed to all the Brokers and Agents that are working with qualified buyers.  Per a National Realtor Association study 81% of buyers purchased their home through a real estate agent or broker.

Many for sale by owners find this service attractive because the MLS is one of the most effective marketing tools for real estate and they won't have to pay the listing side of a commission.  They also get to keep their for sale by owner status, so if they find a buyer no selling side commission is due.

Ideal for those property owners who wish to sell their property on their own but would like the additional exposure from MLS.  For this we would schedule an appointment at your property to: 

This service includes:

  • Take interior and exterior photos.
  • Collect all information, measurements, and get property details to enter into MLS.
  • Sign a listing contract (required by MLS)
  • Market Analysis
  • Property Inspection
  • Listing period of up to 6 months.
  • Detailed listing on MLS, Realtor.com, WIHomes.com and the Bi-State website.
  • Providing a Real Estate Condition Report.
  • Professional Yard Sign with YOUR contact number.
  • Lock-box with key to provide easy access for Realtors to show.
  • Offer to purchase, real estate condition report, counter offer (lead base paint addendum and addendum B if applicable).

 Your cost:

A one time administration fee of $350.00 at the time we list your property.

If a Realtor sells your home via MLS, you pay that realtor a minimum 2% co-broke commission at closing.

If you sell your property yourself (without the cooperation of a realtor) you pay NO commission.

REPRESENTATION PACKAGE

This option is available for home-owners that wish to find a buyer on their own (either with or without our MLS-only option).  With this, we provide representation from the time an offer comes in, and see your through to closing; which includes the following:

  • Negotiate, prepare and present counter offers and other documents.
  • Coordinate inspections.
  • Prepare closing statement.
  • Order pay-offs.
  • Order final meter readings.
  • Arrange for the preparation of the deed and transfer.
  • Coordinate and attend closing.

Our fee for this service is 2% of the purchase price.
